An empty website is worse than no website

Two listings and a contact form does not read as a small agency, it reads as an abandoned one. What IDX changes on the day you launch.

A buyer lands on your site from a Google search. There are two properties on it. One of them sold in March.

They do not think “small agency, probably very attentive”. They think the site is dead, and they leave. You paid for that visit, and the visit made you look worse than having no site at all.

The chicken-and-egg every new agency hits

You need listings to look credible. You need to look credible to win mandates. You need mandates to get listings.

Most agents solve this by scraping other people’s listings and putting them up without permission, which works until the first buyer enquires about a property you cannot show them. Then you are the agent who wasted their Saturday, and that is a reputation that travels.

What IDX is, plainly

Smart Estate IDX puts live MLS inventory on your own website. Not screenshots, not a copied spreadsheet: the same records, read live, under your brand. When a property sells and comes off the MLS, it comes off your site the same day, because your site was never holding its own copy.

You are showing other verified agents’ listings with the co-broking arrangement already in place. If your visitor enquires and buys, the split is recorded. That is the difference between IDX and scraping, and it is the whole difference.

What it does on the day you launch

Day one, your site has real inventory, filterable by state, local government area, price, bedrooms and property type. A buyer can search it and find something. The site works before you have won a single mandate.

Enquiries from those listings land in your CRM with the property already attached, so you know what the conversation is about before you open it. That matters more than it sounds: an enquiry that says only “is this still available” from an unknown number is a much worse starting position than the same message with the property, the price and the page they were on.

The honest limits

Three things worth knowing before you buy it.

It is a licence per site, and the cap is enforced. Starter covers one website, Pro up to three, Agency up to ten. Not a guideline. Ask before you add a site rather than after.

Your branding depends on the tier. Starter respects your theme’s fonts and colours. Custom colour and font overrides start at Pro. Full CSS white-label is Agency only.

Shortcodes stop rendering live data when the subscription ends. Your website is otherwise untouched and no data is deleted, but the listings go quiet. That is worth planning for rather than discovering.

It does not have to be WordPress

The plugin is the easiest route if you are on WordPress, and it is shortcode-based, so it works inside Elementor, Divi, Gutenberg, WPBakery, Beaver Builder or anything else that accepts a shortcode. Drop it into a page and the listing interface renders there.

Will it slow the site down

No, and the reason is specific rather than reassuring: the plugin only loads its code on pages where you have actually placed a shortcode. Your about page, your blog and your contact page are untouched. What does load is minified and built for production.

That is a real answer you can check. Open a page without a shortcode and look at the network tab.

The order to do this in

If you are starting from nothing, the order that works is: get on the MLS first, because the first 90 days cost nothing and you need to see the inventory before you decide it is worth displaying. Then put IDX on the site you already have. Then, if the site itself is the problem rather than the inventory, talk about rebuilding it.

Doing it the other way round means paying for a website before you know whether you want what goes on it.
